UK September Housing Insight: BacktoSchool Season Drives AboveSeasonal BuyerDemand Rebound

2026.09.17

According to propertyportal statistics, homemovers are returning to the UK housing market noticeably faster than usual following the summer break. As schools reopen and households resume regular routines, propertysearch activity jumped in the first week of September.

Nationwide buyer demand rose by 5 % in the opening week of September. This compares with a fiveyear average seasonal uplift of just 0.4 % for the same period, marking a farstrongerthannormal bounce. Nevertheless, overall activity levels remain below those recorded in the equivalent period last year.

Market Commentary

Throughout 2026, UK housing demand has faced headwinds including geopolitical tensions, extreme summer heatwaves and a change of prime minister. The recent backtoschool bounce represents an encouraging signal, though it remains to be seen whether this momentum can be sustained over subsequent weeks.

Industry practitioners note that as summer holidays conclude and children return to school, household moving plans are being revisited. Online property views and physical viewing enquiries have pickedup simultaneously. After a quieter summer phase, market momentum is gradually building, and buyer activity is expected to strengthen further through September. It is emphasised that total demand has not yet recovered to lastyear levels, and overall market sentiment remains cautious.
