According to the Nationwide House Price Index, UK house prices increased by 0.2 % monthonmonth in August to an average value of £275,465. This reading puts an end to three successive months of falls and marks the first monthly gain since April. The outturn beat economists’ consensus forecast of a 0.1 % rise. Even so, two out of the past four months have recorded price declines, and overall market conditions remain fragile.
Market participants are awaiting the Bank of England monetarypolicy decision due 17 September. Traders widely price in a potential 25basispoint interestrate increase before the end of 2026. Elevated mortgage rates continue to weigh on housingaffordability. The August bounce does not signal the start of a strong upward trend.
Note: Index methodologies differ significantly. Nationwide tracks completed mortgage transaction prices, while Rightmove measures sellers’ advertised asking prices. Figures from the two sources frequently diverge and should not be read in isolation.
The modest August uplift should be treated as a tentative stabilisation signal rather than a fullblown market reversal.
1. Earlier price corrections have released some downward pressure; bargainhunting firsttime and homemoving buyers stepped into the market and lifted transaction values in August.
2. Nevertheless high mortgage servicing costs persist, with no material relief for household borrowing burdens.
3. Sharp regional divergence remains apparent: northern markets show greater resilience, while London and Southern England stay under pressure.
Industry analysts warn against overinterpreting onemonth figures. Twotothree further months of consistent data will be required to confirm whether the bottomingout can be sustained. Further interestrate hikes from the Bank of England could reintroduce renewed downward pressure on home values.
