Joint analysis from Redfin and Home Economics identifies 16 major U.S. metropolitan areas where October delivers the best opportunity for buyers to secure price concessions, concentrated across the Midwest and East Coast. The optimal timing varies locally, falling into earlyOctober, midOctober and lateOctober buckets.
Asad Khan, senior economist at Redfin, commented that fall marks the time for bargainhunting buyers to get serious about home searching. After Labor Day, many homes listed over summer become more open to price cuts or sellerpaid closingcost concessions. This seasonal sweet spot is when average discounts off original asking prices reach nearlocal highs, maximising buyer negotiating leverage.
Take New Brunswick (NYC suburb) as an example. For most of the year it functions as a balanced market where vendors resist trimming prices. Once October arrives, lingering springera listings see softer seller sentiment; owners become more willing to cut prices or cover settlement expenses. Competition still exists, yet negotiating room expands noticeably, and this buyerfriendly edge fades once the window passes.
Note: Homebuyers need to balance inventory choice and discount potential. Peaklisting seasons deliver more homes to pick from but bring fiercer competition, limiting bargaining power. Discountfocused windows improve leverage at the cost of reduced selection.
1. Seasonality is not guaranteed magic: Octoberrelated discounts rely on available inventory. Financiallypreapproved buyers flexible on property condition benefit most from autumn windows. Those prioritising maximum home choice will find more options during the MayJuly listing peak alongside heightened competition.
2. Avoid rigid calendarbased decisionmaking. Historical seasonal patterns can be disrupted by mortgage rates, local jobs and supplydemand shifts. Focus on older, longstanding listings whose owners carry stronger motivation to discount.
3. For sellers: tools such as Redfin EarlyAccess / “coming soon” marketing let you gauge prelaunch demand and set realistic asking prices.
Methodology note: The study uses seasonalindex analysis tracking new listings, fresh inventory (≤60daysonmarket), and average saletolist discounts. “Bestdeal” periods mark inflection points where buyer discounts plateau at local maximum levels.
